Location: Viale delle Milizie, Rome
2021 – 160sqm
The renovation of this 162 sqm residence, situated in a refined 1920s building, required a delicate balance between structural modernization and aesthetic preservation. With a total investment of approximately €150,000 (covering construction, high-end materials, and a custom kitchen), the goal was to transform a traditional layout into a high-performance contemporary home.
Technical & Structural Overhaul
A significant portion of the €100,000 construction budget was dedicated to a complete systemic upgrade. This included:
-
Subfloor Reconstruction: The removal of original layers and the casting of new screeds (massetti) to integrate modern plumbing and electrical systems.
-
Spatial Reconfiguration: A radical shift in the floor plan, involving the strategic relocation of the kitchen and bathrooms to maximize ergonomic flow and natural light.
-
Surface Finishes: The installation of premium flooring and bespoke finishes, bridging the gap between the building’s historical roots and a minimalist modern aesthetic.
Results & Philosophy
The intervention successfully optimized the 162 sqm footprint, turning logistical challenges—such as the relocation of "wet zones"—into design opportunities. The result is a sophisticated interior where the generous volumes of the 1920s meet the technical precision of 21st-century engineering.
